An increasing number of landlords and letting agents are using video evidence in tenancy disputes, according to one deposit protection organisation.Up to five pieces of video evidence per week are now be submitted to the online dispute service of mydeposits.co.uk, a government-approved scheme.The measure comes as more landlords and letting agents realise that clear evidence is required if they intend to withhold any money from a deposit, said Eddie Hooker, the firm's chief executive."It is no bad thing that landlords are trying to provide the most detailed evidence they can," he added. "A well-put-together video can really enhance the check-in and check-out process. It lets both parties know exactly where they stand and helps prevent disputes."Mr Hooker warned however, that video footage is not foolproof and reiterated the importance of inventories, photographs, receipts and correspondence.Tenancy deposit protection came into effect in April 2007 as part of the governments Housing Act 2004.Under the schemes, the onus is on the landlord to provide evidence of any damage or other costs incurred in order to withhold any money from a tenant's deposit.Get a landlords contents insurance quote today from Simple Landlords Insurance.
