More flexibility for landlords in updated gas safety rules
Friday 26 January 2018
Landlords are set to benefit from changes to the rules on annual gas safety checks as greater flexibility around dates is outlined in an updated code of practice.
The Health and Safety Executive has published a draft copy of the updated Approved Code of Practice and guidance which will apply from April 6 2018, subject to parliamentary approval.
If the code is approved, landlords will be able to carry out the compulsory checks any time in the two months leading up to the renewal date – while still retaining the existing date for the following year.
This means that a check which is due on May 31, for example, could be carried out any time in April or May, while still retaining the May 31 renewal date for the following year.
Landlords will escape being penalised for organising inspections sooner rather than later as well as giving them more leeway with dates if inspectors are in high demand, or if they are finding it difficult to access to the property – without shortening the overall inspection period.
You can download a copy of the draft here.
The guidance is also for anyone who has a duty under the Gas Safety (Installation and Use) Regulations 1998 (GSIUR), including those who install, service, maintain or repair gas appliances and other gas fittings.
Alex Huntley, Head of Operations at Simple Landlords Insurance added: “Anything that makes landlord’s lives simpler and easier is fantastic - and this will help some landlords organise the right checks and updates.
“When it comes to gas safety and fire safety though, it’s always better to go above and beyond the standard regulations. People’s lives are priceless, and your properties are probably your biggest investment. It really is better to be safe than sorry.”
