Rent guarantee insurance - also known as rent protection insurance - is an optional cover for landlords. It is designed to pursue the rental arrears and manage the eviction process to vacate your property to rent out again, if your tenants are unable to pay their rent.
Rent guarantee insurance is not a legal requirement, but some landlords do find it gives them peace of mind - particularly those who rely on rental income to pay a mortgage.
Rent guarantee insurance from Simple Landlords starts at £79.99 for a £500 monthly claim limit for 12 months, which works out at less than £7 a month.
Simple Landlord’s rent protection policy can cover up to £2,000 of rent a month for up to 12 months.
New tenants will be covered assuming you comply with the tenant referencing criteria. This ensures your policy will remain in force if you have a change of tenant in the property.

If the tenancy agreement commenced before the tenant references, cover will kick in automatically but only after 90 days without incidents. So you won’t be able to make a claim in the first 90 days of your policy.
We can’t cover things that happened before you took out Rent guarantee insurance with us, and we can’t cover you if your tenants have a history of not paying their rent. We also won’t pay out for claims in the first 90 days where you didn’t obtain a reference for a new tenant before the tenancy agreement begins.
We will not pay out for claims where the amount in dispute is less than £250 or claims where there is less than 2 months’ rent in arrears.
