Who are Simple Insurance?
Simple Landlords Insurance is a business name of Millenium Insurance Brokers, part of URIS Group, itself part of the wider Ardonagh Group. (Think of us like the ‘Dairy Milk’ brand under the ‘Cadburys’ company).
Simple Landlords Insurance was established 10 years ago, and was one of the first brands to take specialist landlords insurance online to a mass market.
Our aim is to provide clear and simple landlord insurance - so our customers can find the right cover for the right price. It’s our policy to try and pay out - not to try and catch you out. We like to use plain English, we don’t like hidden costs, and we don’t like a lot of fuss. That’s probably why 9 out of 10 of our customers love us.

Why do I need landlord insurance - won’t home insurance do?
Home insurance won’t cover a property you’re renting out to someone else. Landlord insurance, on the other hand, will cover your property for fire damage, water damage, and accidental damage. It will also cover your legal liability if someone is hurt in or around your property. You can then add on extras for things like home emergencies (like a broken down boiler) or rent guarantee (so if your tenants stop paying rent you can still pay your bills).
Make sure you look at your options carefully so that you know what you’re covered for, what you’re not covered for, and what cover options you might need for your particular property and tenants. We’re here to help, and explain the options simply and clearly.
Sorry, what exactly is malicious damage/accidental damage/loss of rent/rent guarantee etc?

How much is landlord insurance?
At Simple we offer landlords cover with prices starting from £112.68* per property, per year. Prices will vary depending on your property, tenants and the cover you require - get a quote to find out more!
Can I spread the cost?
Yes - you can spread the cost of your credit agreement with us through a monthly Direct Debit payment. Setting up a Direct Debit is simple, safe and can be done when you take out a policy - or by talking to someone on our team.
This service is provided by Close Brothers Limited, who will set up your Direct Debit within 7 days.
How do I manage my policy online?
When you become a Simple Landlords Insurance customer, we’ll set up an online account for you. You’ll be able to use this to view, print or download your policy documents at any time and to make changes to your policy - including changes to your personal or contact details.
What is the Buildings Sum Insured (BSI)?
In your policy wording this is called your ‘Buildings Claim Limit’. This is the amount of money it would cost you to rebuild your property if it was destroyed or badly damaged.
It doesn’t have anything to do with what you paid for your property, or how much money you could sell it for!
You might find full building costs on your mortgage survey, and there are also useful tools like the BCIS calculator from RCIS – the Royal Institution of Chartered Surveyors - that can help you calculate your Building Sum Insured.
It’s important to get your Buildings Sum Insured figure right, so you know you’ve got the right cover, you’re paying the right premium, and you’ve got the right protection.
Can you insure my property even though it is let to students or DSS tenants?
Yes, we can. At Simple Landlords Insurance we believe that students, people on benefits - and other individuals regarded as ‘non standard’- can make fantastic tenants, and we want to help you rent out your properties to them. We’ve got a specialist team that deals with all sort of non-standard issues – get in touch and we’ll put you through to the right people to help you.
Can I just insure the contents of my property?
Yes, unlike some other providers, Simple Landlords Insurance offer a contents only option. Go to our Get a quote page and, well, get a quote! Remember, we’ll only insure YOUR contents - your tenants will need their own insurance for their own possessions.
Do you cover unoccupied properties?
Yes, as long as the property has been unoccupied for less than 3 months and you expect it to be occupied by a tenant no later than 30 days after the policy start date.
I own a flat but want to insure more than just the contents?
Simple Landlords Insurance offers buildings cover for individual flats in purpose built blocks OR flats in converted buildings - whether you are insuring the whole property or a single unit.
Before you take out insurance, check any management agreements associated with the building. If there is no (or inadequate) insurance in place, you can take a Simple Landlords Buildings insurance policy for your individual flat - and any communal areas you have a share and an insurable interest in.

What do I do if I’ve forgotten my password?
Don’t worry, it happens to everyone. If you’ve forgotten your password then simply go to the account login page. Once on the login page you’ll see an option to retrieve a forgotten password. Just click the link and enter your email address, and your new password will be emailed to you shortly. All done and dusted.
What do I need to do if I want to make a claim?
Oh dear. But that’s what we’re here for, and we actually LIKE paying out when you need us to!
Make sure you’re familiar with your policy documents, have your policy number to hand, and give us a ring on 0344 412 4258, or email the claims team on firstname.lastname@example.org.
Can I cancel my policy?
If you sell your property or for any other reason you wish to cancel your policy, you can, at any time, just by logging into your account. You may be entitled to a refund calculated from the date on which you cancelled your policy.
However, we will charge you a £40 fee to cover the administration cost of cancelling your insurance.
How do I make a complaint?
At Simple, we pledge to treat all customers fairly - and we promise we’ll act quickly to resolve any issues that may arise.
However, should there ever be a time when you feel that we’ve failed to deliver the service you expect, we’ll do everything possible to ensure your complaint is dealt with promptly and fairly.

We’ll attempt to resolve your complaint immediately. If this isn’t possible, we promise to attempt informal resolution within 3 business days. In the unlikely event that issues still can’t be resolved within this time, we’ll write to let you know and a formal review will be conducted by our Customer Relations team. You will get a response within eight weeks - and we’ll let you know if we need more time to investigate.
If you’re unhappy with our final response or decision, you can also refer your complaint to the Financial Ombudsman Service (FOS).
